Welcome to Modern House Plan Ideas.
Last Updated: September 18, 2026
Welcome to Modern House Plan Ideas (“we,” “us,” “our,” or the “Company“). We operate modernhouseplanideas.com (the “Site“) and provide free calculators, cost estimators, and educational content for homeowners planning construction, renovation, and financing projects.
This Privacy Policy explains what information we collect, how we use it, how and why we share and sell certain information to matched contractors, and the rights available to you based on where you live. It applies to all visitors across the United States, regardless of state or county of residence.
By using the Site or submitting any form, you acknowledge that you have read and understood this Privacy Policy.

1. Information We Collect
1.1 Information You Provide Voluntarily
We collect information you voluntarily submit through forms on the Site, including our cost calculators, estimate tools, and quote-request forms. Depending on the specific form and service you request, this may include:
- Full name
- Email address
- Telephone number
- ZIP code, city, and state
- Project details, including intended living area (square footage), build type (turnkey / kit / DIY), project timeline, and land ownership status
- Budget range and the cost estimate you were shown
- Financing intentions (for example, whether you plan to seek a construction loan, whether you are pre-approved, or whether you plan to pay cash) — we collect this to help match you with a suitable contractor; we do not currently share this information with lenders or financing companies
- Comments submitted on articles, and information submitted through general contact forms
You are never required to submit personal or financial information simply to use our calculators. Our calculators can be used anonymously for informational purposes. Submitting your contact and project details is required only if you choose to request matching with a contractor.
1.2 Information Collected Automatically
When you visit the Site, we and our service providers automatically collect:
- IP address (which may be used to derive approximate geographic location)
- Browser type and version, device type and operating system
- Referring website and search terms that led you to the Site
- Pages visited, links clicked, and time spent on pages
- Date and time of visit
1.3 How We Record Your Consent
When you submit a quote-request form, our own systems record proof of your consent directly — including the date and time of submission, the exact wording of the consent checkbox you agreed to (tracked by version), the page you submitted the form from, and your form responses. We do not currently use a third-party consent-verification or certification vendor; this record is kept internally as evidence of compliance with telemarketing law (see Section 4).
2. How We Use Your Information
We use the information described above to:
- Operate, maintain, and improve the Site and our calculators
- Respond to inquiries submitted through contact forms
- Match you with a contractor, builder, or kit supplier when you submit a quote-request form, and deliver your information to them
- Verify and document your consent to be contacted, as required by law
- Analyze Site traffic and usage to improve content and user experience
- Detect, investigate, and prevent fraud, abuse, and security incidents
- Comply with legal obligations and enforce our Terms and Conditions
We do not use the project or financial information you submit to make any lending, credit, or underwriting decision. We are not a lender, a mortgage broker, or a financial institution, and we do not currently share your information with lenders or financing companies.
3. How and Why We Share and Sell Your Information
This is the most important section of this policy if you are submitting a quote-request form.
When you submit a quote-request, cost-calculator lead form, or estimate request and check the required consent box, you are explicitly asking us to connect you with a contractor who can provide construction or building services for your project.
We share the information you submit with:
- Contractors, home builders, and building-kit suppliers in our network who may contact you about your project, matched based on your state, project type, and budget. The number of contractors who may contact you as a result of a single submission is not limited to a fixed number.
- Service providers who work on our behalf, such as our form and automation platform, spreadsheet/CRM tools, bot-verification services, analytics providers, and hosting companies, under arrangements that restrict them from using your information for their own independent purposes.
We do not currently share or sell your information to lenders, financing companies, lead marketplaces, aggregators, or bidding networks. If that changes in the future, we will update this Privacy Policy, our Terms and Conditions, and the consent language on our forms before doing so.
We may receive monetary compensation from contractors in exchange for connecting them with you. Under the privacy laws of California and a number of other states (see Section 6), this exchange may legally be considered a “sale” or “sharing” of personal information, regardless of whether cash changes hands directly, and you have a right to opt out of it.
We also may disclose information:
- To comply with a subpoena, court order, or other legal process
- To protect the rights, property, or safety of the Company, our users, or the public
- In connection with a merger, acquisition, financing, or sale of some or all of our assets, in which case personal information may be one of the transferred assets, subject to standard confidentiality protections
Once your information is delivered to a matched contractor, that contractor’s own privacy policy governs how they use, store, and further share your data. We do not control their independent use of your information. We encourage you to ask any contractor who contacts you how they will use your information, and to review their privacy policy directly.
4. Your Consent to Be Contacted (Telemarketing / TCPA)
By submitting a quote-request form and checking the required consent checkbox, you provide express written consent, as defined under the federal Telephone Consumer Protection Act (TCPA), that Modern House Plan Ideas and the specific matched contractors — or parties acting on their behalf — may contact you at the telephone number and email address you provided.
This contact may include:
- Phone calls and text messages (SMS/MMS), which may be generated using automated telephone dialing systems, artificial or prerecorded voice messages, or automated texting technology, where applicable
- Emails regarding your project, your estimate, and related offers
Your consent is not a condition of purchasing any goods, plans, or services from us or from any matched contractor. Standard message and data rates from your carrier may apply.
You may revoke your consent at any time by:
- Replying “STOP” to any text message you receive
- Contacting the specific contractor directly and asking them to stop contacting you
- Emailing us with the subject line “Do Not Contact” and the phone number/email to remove
Please note that if we have already transferred your information to a matched contractor before you revoke consent with us, you will also need to contact that contractor directly, as they maintain their own independent contact list once they receive your information.
We retain a record of your consent — including the date, time, the exact consent language displayed, the consent version, and the page you submitted from — for a minimum of five (5) years, in order to demonstrate compliance with applicable telemarketing and privacy law if a dispute or regulatory inquiry arises.
5. Cookies and Tracking Technologies
We and our partners use cookies, pixels, and similar technologies to:
- Operate core site functionality
- Remember your preferences
- Analyze traffic and usage patterns (Google Analytics)
- Measure and personalize advertising (Google AdSense, Ezoic, Meta/Facebook Pixel, and similar advertising networks)
- Verify that a form submission is from a real visitor, not a bot (bot-verification tools)
You can control cookies through your browser settings, and you can opt out of personalized advertising through the Google Ads Settings page and the Digital Advertising Alliance opt-out page. Disabling cookies may affect the functionality of certain calculators and forms.
Global Privacy Control (GPC): Where technically feasible, we honor GPC browser signals as a valid opt-out-of-sale request for the browser and device sending the signal, consistent with the requirements of California and other states that recognize GPC.
We do not currently respond to “Do Not Track” browser signals other than GPC, as no common industry standard for DNT has been adopted.
6. Your Privacy Rights by State
Because our Site and lead-matching services are offered to homeowners nationwide, the rights below summarize protections that currently exist under state law. Which specific rights apply to you depends on your state of residence and, for some rights, on whether we meet that state’s revenue or data-volume thresholds. If you are unsure which rights apply to you, contact us and we will tell you.
6.1 Rights Generally Available
In states with a comprehensive consumer privacy law — currently including California, Virginia, Colorado, Connecticut, Utah, Texas, Oregon, Montana, Delaware, Iowa, Nebraska, New Hampshire, New Jersey, Maryland, Minnesota, Rhode Island, Kentucky, Indiana, Tennessee, and others that take effect on a rolling basis — residents generally have the right to:
- Know / Access — request confirmation of and access to the personal information we have collected, used, and shared about you
- Correct — request correction of inaccurate personal information
- Delete — request deletion of personal information we hold about you, subject to legal exceptions (for example, information we must retain for consent-compliance recordkeeping)
- Opt out of sale or sharing — direct us not to sell or share your personal information with contractors
- Opt out of targeted advertising
- Appeal a denied request (available in most, though not all, of these states)
- Non-discrimination — we will not deny you goods or services, charge different prices, or provide a different level of service because you exercised a privacy right
6.2 California Residents (CCPA/CPRA)
California residents have the rights above, plus:
- The right to limit the use of sensitive personal information
- The right to designate an authorized agent to submit requests on your behalf
- The specific right to opt out of “sale” and “sharing” as those terms are defined under the CCPA/CPRA, which we treat as covering the lead-matching disclosures described in Section 3
To exercise these rights, use our “Do Not Sell or Share My Personal Information” page, email us, or send a GPC signal as described in Section 5. We will verify your request and respond within the time required by law (currently 45 days, extendable once by an additional 45 days for complex requests).
6.3 Minors
We do not knowingly sell or share the personal information of consumers we know to be under 16 years of age without opt-in consent, as required under California law, and we do not knowingly collect personal information from children under 13 at all (see Section 8). Our Services are directed at adult homeowners and are not designed for use by minors.
6.4 Other States
Residents of states not listed above may still have rights under general consumer-protection or emerging privacy law. As a matter of Company policy, we process rights requests using the same manual verification and fulfillment process described in Section 6.5 for all US users who submit one, regardless of whether the law of their specific state legally requires it — not only where legally mandated.
6.5 How to Submit a Request
You, or an authorized agent acting on your behalf, may submit a rights request by:
- Visiting our Do Not Sell or Share page
- Emailing us with the subject “Privacy Rights Request,” your name, the email/phone used when submitting a form, and the specific right you are exercising
We will need to verify your identity before processing certain requests (such as access or deletion), typically by confirming you can reply from or provide the email/phone number originally submitted.
How requests are currently fulfilled: Requests submitted through the methods above are reviewed and fulfilled manually by our team within the 45-day window described above. We are in the process of building automated tools to streamline this; until those are in place, please allow the full response window for a request to be completed.
Important limitation: if we have already transferred your information to a matched contractor before you submit a deletion or opt-out request, we cannot retract that specific transfer from their systems. You will need to separately contact that contractor to request deletion under their own privacy policy. We will stop any further sale or sharing of your information going forward.
7. Data Retention
- Lead/quote-request data (name, contact details, project information): retained for up to 24 months from your last interaction, or until you request deletion, whichever is earlier — except where we are legally required to retain it longer. Deletion requests are currently processed manually by our team (see Section 6.5); we do not yet have an automated system that removes records on a fixed schedule.
- Consent records (TCPA compliance documentation): retained for a minimum of 5 years as described in Section 4.
- Analytics data: retained per Google Analytics’ standard retention settings, currently up to 14 months for user-level data.
8. Children’s Privacy
This Site is not intended for, and is not directed at, children under the age of 13, and we do not knowingly collect personal information from children under 13 (in compliance with COPPA). Separately, and as noted in Section 6.3, we do not knowingly sell or share the personal information of any consumer we know to be under 16 without affirmative opt-in consent, consistent with California law.
If you believe a child has provided us with personal information, please contact us so we can investigate and delete it.
9. Google Analytics
We use Google Analytics to understand how visitors interact with the Site, including pages visited, time on page, device information, and approximate geographic region. Learn more, or opt out, via Google’s Privacy Policy and the Google Analytics Opt-out Browser Add-on.
10. Advertising
We display advertisements through third-party advertising partners, including Google AdSense, Ezoic, and other advertising networks. These partners may use cookies and similar technologies to serve personalized ads based on your browsing behavior across sites. Learn more or opt out via Google Ads Settings or the Digital Advertising Alliance.
11. Affiliate Links
Some articles on the Site may contain affiliate links. If you click one and make a purchase, we may earn a commission at no additional cost to you. These commissions help support the Site’s operation.
12. Third-Party Links
The Site may link to external websites we do not operate or control, including the sites of matched contractors. We are not responsible for the privacy practices or content of any third-party site. We encourage you to review the privacy policy of any external site before providing information to it.
13. Data Security
We implement reasonable administrative, technical, and physical safeguards designed to protect the information you provide, including encrypted transmission (TLS/SSL) of form submissions. However, no method of internet transmission or electronic storage is 100% secure, and we cannot guarantee absolute security.
14. International Users
This Site and our services are intended for residents of the United States. If you access the Site from outside the United States, you do so on your own initiative and are responsible for compliance with local law. We do not knowingly direct our lead-matching services outside the US.
15. Changes to This Privacy Policy
We may update this Privacy Policy periodically to reflect changes in our practices or in applicable law. Material changes will be posted on this page with an updated “Last Updated” date, and, where required by law, we will provide additional notice. Your continued use of the Site after changes take effect constitutes acceptance of the revised policy.
16. Contact Us
If you have questions about this Privacy Policy, our data practices, or wish to exercise a privacy right described above, contact us through our Contact Us page.
